We assist the client in evaluating the suitability of potential sites for their program requirements and identifying the advantages and disadvantages of each option. Existing conditions, site constraints, schedule and costs are evaluated for each location. If a new or additional site is needed for your company or one of its divisions, choosing a location is often the most important decision you’ll make.  Costigan Group helps you identify your target geographic area and then researches, evaluates and recommends ideal properties and feasible facilities, be it new construction, renovation or lease opportunities.  State and local building codes, regulations, environmental issues, tax implications and other factors are considered in selecting the site that best fits your needs and budget.

Program Development and Scope

Aside from being a key component, the design and programming phase is often the most creative and exciting part of a project.  Costigan Group brings relevant architects, engineers,  and other design professionals to the table who can turn conceptual ideas into solid plans that encompass  your company’s mission, vision and values.  We assess all design and construction documents, recommend best-value solutions, create schedule impact analyses and identify potential savings and unseen schedule issues.

 

 

Conceptual Budget

We develop the overall budget for each project, including projections of both construction and non-construction costs. These budgets establish benchmarks for the team.

Project Schedule

We develop the overall project schedule from inception through occupancy, and the project phasing plan, if necessary. Cash flow and long lead items are identified.  The schedule is updated at least monthly.

Representation, Roles & Responsibilities

We identify roles and responsibilities of the Owner, Costigan Group and other required team members including the architect, engineers, specialty consultants and builders. With thousands of details in every project, it is easy for a simple oversight or incorrect decision to cloud the entire process.  With Costigan Group as your representative, you can focus on the big picture and allow us to handle the day-to-day decisions, negotiations and finer points on your behalf.  As an Owner’s Representative, Costigan Group employs its knowledge, experience and industry network to assemble the right team and construct a customized approach to your project.  No matter how large or small our role is in serving you, we make it a priority to understand your business and its goals and to represent your interests with this understanding in mind.

Consultant Selection & Contracts

Costigan Group’s contacts and extensive network of design professionals and vendors enables us to pair the right resources with your particular needs.  Our industry experience and influence allows us to attract and retain high quality contractors to ensure a successful outcome. We prepare a detailed scope of services for each consultant, including the architect. Our process is thorough and consists of detailed requests for qualifications and proposal, bid leveling analyses, proposal evaluations, scope review, contractor interviews and buy out of contracts. Our project managers collaborate with all contractors to ensure that the industry’s best practices are implemented and that work remains on schedule and on budget, meeting your complete satisfaction every step of the way.

Finances

We can assist the client in identifying funding sources and provide information necessary for loan, bond and/or grant procurement.

Meetings

We organize regular project team meetings, weekly or as needed, and prepare detailed minutes. Team meetings address program, budget, schedule, phasing, procurement and other key areas of concern to the Owner.

Reporting & Communications

We document issues requiring an Owner decision and establish regular detailed communication with team members. Standard written reports include detailed meeting minutes and monthly cost reports. We inform and consult end-users, lenders, community groups and other interested parties as requested by the Owner.
