Incorporating a Master Plan is one of the most vital steps for any project. Our team works closely with the Owner and architect to establish and confirm program goals for the project, carefully balancing site conditions, budget and mission. We regularly perform feasibility studies, initial design collaboration, diligence and budget forecasting to provide relevant data to aid in solidifying the most advantageous plan. Detailed space utilization, adjacency and net space to gross space analysis are developed for alternate schemes. We manage the work of the design team to confirm that the Owner’s program, schedule and budget are met utilizing our staff in all professional disciplines. We work collaboratively with the design team to provide expert knowledge and advice to the Owner.
We are committed to achieving the highest possible levels of sustainability in each of the projects that we manage. We will assist our clients in establishing a sustainability plan and pursuing LEED certification, if desired. Many firm members are LEED Accredited Professionals.
We organize constructibility reviews with the team at each design phase. Systems are evaluated for design appropriateness, first cost versus operational expense and ease of installation. We also oversee drawing coordination reviews in an effort to minimize change orders during construction.
We evaluate cost estimates at each design phase and direct cost-saving efforts. We update the budget as new information becomes available to allow the client to make informed decisions.
We update the master project schedule and continually track planned durations against actual progress, flagging issues that may impact project duration. If internal or external issues impact the schedule, we work with the project team to devise alternate strategies to recover time.
Permits, Zoning and Codes
We are highly experienced in dealing with jurisdictional authorities that review and approve projects. We schedule, organize and monitor all steps in the approval process. We can act as the public face of the project with local community groups, state and municipal agencies.
We advise and aid the Owner in selecting the appropriate form of project delivery method and construction contract. We negotiate the business terms and work with the client’s counsel to complete negotiations.
Procurement & Bidding
We manage the selection process for the construction manager/general contractor. We prepare requests for proposals, analyze responses, manage interviews and advise the Owner in making a selection. We negotiate the business terms of the contract and assist the builder with selection of appropriate trade subcontractors.
